back dated agreement

I've taken possession of a flat 5 months back and now the builder is telling me to sign a back dated maintenance by writing words like" it comes into effect from 5 months back" .Is it legally correct

is he just asking for maintenance from back dated??? Ideally when the possession is taken by the buyer, the buyer is liable from that date itself to pay all the maintenance for that property. Did the builder gave you the possession of the flat without signing and registering the agreement???
