Agriculture Land sell

In Feb 2016, I have sold my agricultural land for 40 lacs... Buyer and me has agreement on 100 rupees stamp paper By stating that, After gettig acurate documents like pahani pathra means position letter given by taluk panchayath that this much land on this area on his name like document registration has to be done... He has given 10 lac in. adavance after that. I secured all documents and called him for registration and final settelment. buyer took time for 3 months orally afterwards He has not shown at all for 2 years. Now he is asking for registration land for same cost. and I am not willing sale.

what will be legal adavantages I have ?
what are the adavantages buyer has ?

how can I sale now same cost market value double now

If you wish and you can, settle the matter amicably.

The buyer has the option to approach his/her counsels and counsel may opine to approach civil courts for specific performance.

Or approach your counsel and follow the advise that might be to refund the amount with interest...as per T&C signed with buyer..
