Adding a co-owner in additional area of redevelopment

Hi,

My bldg is going under redevelopment. I have a flat in my name (single name)

I have 100 sq. feet area & getting additional 34 sq. feet area from the developer free of charge.

Simulatenously I am also purchasing additional 66 sq. feet area from the developer in the same flat. At end my area of flat will be 200 sq. feet. Can additional area be purchased in My Brother's name who is not a member in a society but he is ready to pay charges to the developer for additional area of 66 sq feet and also he will pay stamp duty on 66 sq. feet. 

At the end the said flat will have 200 sq. feet & joint name of mine plus my brother.

If it is allowed by the society , what is the procedure? This cannot be treated as Gift as legally speaking, I am not giving any thing from my area i.e. 100 + 34 sq. feet. Only additional area 66 sq. feet is purchased by him.
