Maternal property

Hello everyone, I am alone son with 4 married sisters and my father has died in 2015, there is a house in the name of my maternal grandmother who has died in 1993, my mother is the only child of my maternal grandmother, so how will the house get divided, my sisters are saying that they will also have share but my mother don't want it, she want to give it to me. Please help.

AS it is maternal property inherited by your mother from her mother and as she is her only child the property becomes her absolute property. Your mother as an absolute owner can deal with the property in whatever manner she likes. So she can give away the entire house to you instead of your 4 sisters.

Your sisters have equal share with you if your mother did not transfer title by executing a gift or sale and/or will in your favour during her life time.
Consult a local lawyer for further advise and proper proceeding.

Firstly this an absolute property of your mother that she inherited from her deceased mother,
Secondly your mother can transfer it now during her lifetime to you by making a Gift Deed in your favour Or she can make a Will in your favour that makes you lawful sole owner after her death.
The Sisters may challenge the Gift Deed as well the Will on the ground that either of them were got prepared with force or fraud by you or on the ground that your mother making any of these was not having fit state of mind.
You can get the Gift Deed of the property made in your favour now and get it registered with the Sub-Registrar of the district, this will make things more easy for you as you will have living mother to appear as your witness to prove genuine transfer of property in your favour before any authority.
