I want to purchase a house in Gorai mahada condition room .what document should I take from seller.and how would know its original or not.plz answer my query.

Thanks to Shri Barman and Shri Ajay Sethi for clarifying my doubt.
For purchase of property from a local public development authority, I feel there is no need for title verification.
If it is a purchase from existing owner, since the seller acquired prooperty from a public development authority, encumbrance certificate from the date of purchase to till-date is to be obtained to verify whether the seller is having clear and marketable title without any encumbrances.
Identify the seller beyond doubt.
NOC from the public development authority for sale of the property to a second party.
Hope these are sufficient.
Since you are proposing to purchase the property, better consult a local expert advocate for verification of title deeds.

The Maharashtra Housing and Area Development Authority (MHADA) construct / develop and put its low-cost houses on the market.
Eligibility criteria are strict/ with lots of paper work/Like domicile in that area,/ need/ / income/ any residence owned, etc.
+ it is Lottery based allotment, cannot be transferred or sold for a lock up period of 5 years.
You don't need a Lawyer, Go to Mhada Office 1st Floor, Bandra East and inquire. Oil them to get best services.
