difference in lease deed v/s lease agreement

Is there any technical diff between lease deed and lease agreement, my tenure is 11 months, which one do i prefer

There is absolutely no difference between the two. You can use any of the terms.

But remember, it is not the nomenclature (title) which you give to the document matters much, it is the substance of the agreement.

(For example, simply by naming it as Lease Agreement or Lease Deed, while the real substance of the agreement relates to conveyance/sale, the document will not become a lease deed/lease agreement.)

If it is a lease for only 11 months then it does not require registration.
