Whether gift deed or will deed can save a property from a case

My Mother in law is planning to file a case on my father in law for separation and compensation.
Actually she is planning to marry another guy.SO we are interested in giving any money to her.
My father in law has two flats on his name. He has two sons. one son is married and has one girl kid the other son is not married and not employed also.
In such a case if my father in law files a gift deed or will deed whether our property can be saved

If she files a case after then also can we do this transfer or before that we should do

If both the houses are self acquired of your father in law, advise him to immediately gift both those houses in favour of both of his sons prior to enactment of new law.
