Hi,
In Mumbai-Kanjurmarg Project : Vicenza Residency .. This is SRS Scheme redevelopment project.
Currently people are staying.They are going start work from May
They are also going salaelable project that area.
They shown document like CC,Title report,BMC approval document also.
My concern is if people not gone from there area and project not started than what happen.
Whether i should by this property.which is at low rate

you are taking a calculated gamble . always check antecedents of promoter , how many projects he has completed before buying any property . go in for reputed builders only

Builder had shown IOA and CC document.
But if i want to check whether all the tenant is aggree with proposal and ready to shift . how can i check .
Is there any document needs to check with builder.
Builder is reputed and done good project till and sale team company is also good reputed company.

You can not go to each occupant to find out the veracity of the agreement executed with the builder, but you can always assess the risk involved in the set of T& C mentioned in the agreement and find out whether the same document is the basis for BMC for approval of the construction plan/ redevelopment project.It is better to get the available documents and literature handed over by the builder verified by an experienced civil lawyer dealing in housing loan matter.
