What is your problem? You want to given your flat on rent, move ahead. You can execute rent agreement if flat is to be given on rent upto 11 months or leave and license agreement (which of both suits you) based on mutually agreed terms and conditions.
Registration of agreement is compulsory for the period more than 11 months.

Let your house on rent according the Leave and License Agreement for 11 months,make register the Agreement where applicable.
Leave and License is not applicable in several states including Bengal.

YES!Mr. Devajyoti Barman IS RIGHT.IT IS STATE LAW MATTER WHICH DOES DIFFER FROM STATE TO STATE.
AS REGARDS TO TENANCY FROM YEAR TO YEAR OR FOR MORE THAN YEAR THEN REGISTRATION IS ATTRACTED BUT FOR TENANCIES LESS THAN A YEAR NO REGISTRATION IS ATTRACTED THIS IS WHY PEOPLE TO KEEP FAR AWAY FROM CUT OF DATE BELOW 12 MOTHS ENTER INTO FOR 11 MONTHS.
