Who is the title holder of the property gifted by your mother to you? If she has acquired herself the gift is valid.

How that property came into the hands of your mother is important. If it is self acquired property of your mother, to be more clear, if she has a title deed in her name, she can do whatever she wishes. If it is ancestral property, your siblings have right to claim.

If the property is in the name of your mother then she can transfer her property to you by making her registered gift deed, if the property is not in the name of your mother then your mother cannot make her will for that property, the whole property will equally divided in 1/6 part, you, your 4 sister and mother will get 1/6 share among the property, now your mother can gift/relenquish her share in your favour.
T. Kalaiselvan, Advocate (Expert) 04 March 2015
If your mother had proper title to the property, she can very well transfer the same on anyone's name by gift deed or sale deed or any other mode of legally valid conveyance. Therefore if yes to the above issue, the property gifted in your favor will be your absolute property in which others cannot claim a share whatsoever.
