Ld Experts,

Please help :Something which is unlawful, can be lawful by instituting an agreement ?

Is there any maxim or law to the effect of above statement?

Something unlawful agreement cannot be made lawful by instituting an agreement, such agreement is void.

For Example: Two person A & B come to an agreement in which A (declaring himself as a landlord) stating that B (tenant of A) will pay Rs. 90,000 as an outstanding arrears RENT of 20 Years. The Rent was Rs. 200 a month which now currently the same. Also, there was no written agreement between both previously as far as landlord tenant relation is concern. B occupied A's premises for residential purpose. Also, B (tenant) never acknowledges any outstanding prior to this agreement and A NEVER take any cause of action for this.

I need your help in the following:

1) Its valid to demand 20 Years of Rent by instituting an agreement ? Is it barred by law?

2) Whether this agreement is valid ? It is void or not ? Because Something which is unlawful, can be lawful by instituting an agreement ?

3) If B doesn't pay this amount than can A File a suit for eviction ?
Is this statement is correct - "Agreement which is not permitted by law/or barred cannot become the cause of action for eviction"

Limitation period is applicable?
Law can't be interpreted on hypothication.

How the agreement is valid ?

Also, this is a real problem not hypothetical. In this case landlady filed suit against the tenant on the basis of above stated agreement.
