Cheating case

(Querist) 30 August 2014 This query is : Resolved 
sir, i am real estate agent,client come to my office,i given details to client that a-02 ,so and so building flat for sale is available through another agent due to any reason same day at evening 8.30 can,t show the flat to client and next day morning 10 oclock timing fixed,now client done deal directly
is my right to demand brokerage
i sent notice to client for brokrage
now extortion & threat notice he send to my husband in that he mentioned his wife is pergnent with purposely fighting with her.
on letterhead no lawyer licence number
asking my real estate agent licence number

not clear. The only thing can be understood is that
:-

(i) client came to you.
(ii) you referred him to other agents
(iii) client did deal direct with other agent
(iv) you gave him notice for brokerage.
(v) Now he has sent notice to you husband (not you)


Please correct if this is incorrect



It is not clear that whose wife is pregnant and who is fighting.

without understanding correct facts no proper advise can be given.

than i had given all details of flat seller side is other agent
than decide in morning we wil show you flat
but client before 10 0 clock went to owner house and done the deal
can i ask brokrage
he is telling i (agent)am extorting money from him
my client wife is pergnant he is telling i will fill criminal case againt us

You can sue for brokerage.

His del is with you and notice sent to husband has no relevance.

did the buyer agree to furnish you brokerage ? any document signed by him wherein he agrees to pay brokerage .

You have not helped in finalizing the deal, there exist no agreement to pay brokerage, no concrete proof seem to exist to support your claim, your success in claim is doubtful.

You have not done any service to him, so you cannot claim brokerage from him.
