Way to give my shop in rent in pagdi system

Hello, I have a shop in Mumbai in Pagdi System. It's in the name of my Grand Father. Now, I would like to give my shop on rent for a few years. I would like to know how much will the landlord charge for doing that? What precautions should I take and how do I go about it. Is there a way to do an agreement with whoever takes the shop on rent. He can just not empty the shop once his agreement is over. How can I save myself form this happening in future. Please help me with whatever suggestions you have. Thanking you
