Transfer of relatively new flat

I bought a Flat from the builder when the buidling was under construction and as per builders agreement it was transfered in my name.

About a year back the building Society was formed but I have not taken the share certificate in my name as yet.

I would like to know if I sell the flat now what are the Society rules regarding transfer of share certificate in buyers name.

a) Can I ask the Society to directly have a share certificate in the name of the buyer after completion of transaction or do I have to issue share certificate  in my name and retransfer to buyers name .

b) In case I have to get the share certificate issued in my name and retransfer , is there any min time required to retransfer in buyers name.

Clarification on above would be appreciated.
