Transfer of property to trust or gift

Dear Experts,

Can anybody guide that how can i transfer / gift my property to my only son/ Trust for his welfare without paying stamp duty as my wife has already expired 5 years ago and my son is minor i wish to transfer my assets for his welfare.

 

Please advise the way.
