tenancy dispute

i am a tennat under the maharashtra rent control Act.My landlord has not collected rent for some years.kindly let me of my legal position and whether this is sufficient grounds for eviction.Please inform me of the remedial measures that can be taken

You should send rent by MO.You should take care that when landlord serves you notice of arrears of rent,you shouldpay the full amount within one month.You should always be regular in making rent payment. Arrears of rent for more than six months is good ground for eviction.
