Suit for foreclosure of mortgage

Hi, can a summary suit be filed in Mumbai when already we have the property secured via a registered mortgage?? Also the said property is located in gujarat?? also does filling of summary suit means giving away our right procured under the mortgage deed?? please give me your suggestions
