Status of will in courts

My Friend before his Death in 2012 make a will(registered) for two houses 240 and 241 in my favour

having 33.33% share in 240 ( this is true )

having 25% share in 241 (he is not having any share in it as owner/coowner/purchaser)

PLEASE TELL ME THE STATUS OF WILL ? Is it valid or invalid

the will hold valid only for the property no 240 in which the testator has a share
