Settlement deed

Can a settlement deed of property be used to transfer the title document (the patta of property) to my name or does this have to be submitted in court or some other procedure followed before the transfer of property can occur? This is for inheritance from an uncle who has passed away. thank you!

If the said settlement deed is a registered document, the title to the property will vest on you being the beneficiary on such transfer. You may apply for transfer of revenue records based on the said registered settlement deed.

Mutuation of revenue records can be effected based on the registered settlement deed provided if the settlement deed is unconditional.
