I have purchased a commercial shop (Resale) in PCMC by agreement to sell on 29th Oct 2013. the terms mentioned in agreement to sell was 30 days to complete the transaction.
1) I have paid 70% amount by cheques to sellarbefore agreement to sell. (Cheque details are mentioned in agreement to sell)
2) Remaining amount paid (By cheque) On 21st Oct 2013 (Withinn 20 days)
3) I have original set of sellars previous agreement to sell (which he has obtained from builder) but i do not have his sale deed (which he has obtained from builder).
4) Sellar has not given me the reconveyance Deed from which he has taken the loan to purchase that shop.
(reconveyance Deed is done on 20-10-2013)
5) Possession of said property is with me but i donot have any legal documens of possession.
now sellar is Purposelly Dalaying for for sale deed.
Please Suggest me how to obtain Sale Deed so that i can have full control over the Property.
