Sale of premises with noc

A sale of Premises after society is formed.

Bunglow was on Builder names .

Society was formed builder sold it with NOC of society.

Builder had collected  Corpus Fund for maintainence.

Builder was supposed to return to the society.

Builder bunglow has outstanding.

Builders patners had decided to sell the bunglow to return back the corpus fund to the society.

Builder sells  the premises with NOC of Society.

Buyer is demanding - to become a member of the the society with outstanding due.

Buyer bought with taking clearance of the Society.

Is this deal legal without society clearanceu.

Maintainance and corpus fund.


Can the society accept them as the member.

Is it not society right to take the outstanding first before accepting them as the member
