Sale deed more than the guideline value

I am planning to sell my residential house for 80 Lakhs (actual guide line value is 20 Lakhs) .Since i am planning to buy another property that costs around 90 lakhs,i want the transaction in white .I aggreed to the buyer

that i will bare the restitration cost for that reminaing 60 lakhs.

Buyer also told partially ok for this white option.But if i go for the registration,

 

1) If the registrar disaggrees to register ,since the sale deed is going to be a 4 times greater that the guideline value ,what i need to do?

 

2) does the registration dept will allow such kind of transactions?

 

3)it will create any rule violation?

The registering authority never object if you pay the stamp duty on consideration which is more than the MARKET VALUE GUIDELINES (GOVERNMENT RATE).  As per rules, the stamp duty shall be padi on the Market value or consideration whichever is higher.
