Rental Period

Hello,

I have a property in pune and the new tenant has proposed a rental agreement of 12 months, is this ok ? Isnt 11 month the general trend ?

The General Period is 11 months ( to avoid registration of lease Deed )

In Pune - better go for 11 months lease only !

But in Andhra Pradesh any agreement for lease and lease deed ( any period ) to be registyered ! Registration aCt for AP amendment No;- 4/1999 -wef 1-4-1999

Locla Rent Cotrol Act implicatiosn and usage to be checked up with locla Lawyers -You have to contact local advocate for draftign the Lease Deed /Agreement !

Mr Rao is correct, the general trend of entering into 11 months agreement is in order to circumvent law and not register the lease deed. In any case if the lease is for 12 months there is no problem, since you can insist on registering the document for your safety and the lessee has to bear the registration exps of such document.
