Rectification deed

Father got a land of 15x40 from his grandfather. However he registered to his son for 20x40. That son wanted to sell the property, can I take, as it is already registered ? OR will it be a problem ?

You take the document only for 15 x 20, and in that document get the mistake expalined. Then you will be safe
