purchasing grampanchayet approved layout

please assist with the list of document required to purchase site under grampanchayet.

Beware of buyers. 1.The sale deed purchased by your vendor and Previous documents. If the property is ancestral, proof of it. Panchayat approved plan. EC for 30 years. Fair Adangal/Pahani (ROR-IB). correct measurements of the site. tax receipt of the site. Whether the vendor is a genuine or not. Aadhaar card of the vendor/vendors. if original owner is no more, then leggal heir certificate, whether the site is plain property or prohibited property etc.,
