Property transfer to children on death of one parent

My mother passed away couple of years back. She owned some land and a house in her name in Kerala. Now she is survived by her husband and 2 unmarried daughters. We are christians and we live in Pune. We now want to have the property transfered with joint ownership in the name of 2 daughters. My father is growing old and he feels if we get the property transfered in the name of daughters now, it will save the daughters another round of property transfer after his demise in the future. 

What is the exact step to proceed with this legally.

Dear querist,

 

Approach sub register office where property is located, your father may give NOC and respective property will be jointly transferred in name of both daughters and records will be updated after some required paper work.
