property transfer by affidavit

my brother wrote a affidavit of rs.100 to his son that the agricultural land and house in which he lived and he is legally owner of them now transfer my all right to my son he will be the owner of this property. Is my brother lost his right on this property ? he can change it? and his son became the owner of this property behalf of this 100/- affidavit signed by notary public ? pls suggest
