Property sharing

Hi

My father had a Land registered on his name which is an ancestrol property.  He has one elder sister (My Mother's Mother).  She stays along with us and my father married to his sister's daughter.  My father sold the land in the year 2005, however we had a agreement with the purchaser that the 17 and half guntas should return to us after developing the land. 

Whether my Grandma (my father's sister) should be given any share in this ?

If my Grandma's son can come and demand for any share with this 17 and half guntas ?

Please help me.

my Father's mother property after that it got transferred to my father's name.

Mr.Vijaya Gopal,

Please let me know your father's mother how she transfered the property, is it sale deed or how?.

If she conveyed through sale deed i think your father's elder sister nor her childeren's have no right, if you give details on the same, we can give our clear opinion.
