We are Hindu family. My father had expired 6 years back. We are having few acres of agricultural land and house in his name which he got from partition from his father and brother. Land pattadhar/passbook is in his name. He had not written any will. My mother is there with me now and I have one sister. She got married when my father is alive. Now we three i.e myself, my mother and my sister are planning to divide the property among ourselves. For my sister share, she is willing to take certain amount of money from me and ready to give her share to me. House and major part of land will be in my share. Small portion of land will be in my mothers name and money will be in my sisters share. All of them agreed for splitting the property in above manner.
Could you please tell the best procedure for splitting the property in this way and registration of property in my name. In future my sister should not claim any rights on the property.
