Property gift

Hi All,

My father want to gift his 500 sq feet plot to me. It is situated in Kadam kuan patna.

Do we have to go thr registration process? of there is some other way around.

Also pls suggest some good lawyer to help in the same.

Also pls tell me the total expense. the property min valuation is 21 Lks
