Property in Tamilnadu but registered in kerala

It's illegal. Property should be registered in respective jurisdiction only.

Are you a tutor to experts of the Forum?  You are not posted facts and simply posted that property of Tamilnadu registered in Kerala.  Did you see that document.

The property documents that need to be registered, should be submitted to the office of the Sub-Registrar of Assurances within whose jurisdiction the property, which is the subject matter of transfer, is situated
