Hello sir, greetings of the day.
As per your query, your builder can not sell you the parking lot before the society is registered. It is considered to be illegal. According to the Apartment Act which applies to most of the states, car parking is a part of the societys common areas. As the purchase of parking slots has been declared to be illegal, the transaction to purchase would become null and void. Only after the housing society is registered, it becomes the owner of all the common spaces of the apartment complex including the parking spots. So it wont stand before the registration of the society.
