I hope that you must have got full consideration because you have already given the possession.Though unregistered agreement canot transfer the title,however,if purchaser wants to file the suit for specific performance,he can do on such unregistered agreement.the lmitation for filing such suit is for three years from the date of denial by you to do the sale deed.
