Mistake in title deed about the dimension of land and extent

Whether boundary of land with dimension prevails over the extent of land?

Suppose in sale deed if dimensions of land is mentioned as 190 feet breadth * 342 feet length with rights for 342 road with total extent of 64980 square Feet. 

But actual dimensions of land not available in actual land because breadth of land reduces from 190 feet actually.

Another property adjacent  to it is purchased by another person from the same seller but in that property title deed, dimensions not mentioned.

Whether the first property purchaser entitled to change the length of land in town survey records by increasing length from 342 feet to 500 feet to substantiate reduction of breadth of land.without giving notice to second purchaser?

Whether Second purchaser is entitled to stop first purchaser not to come beyond the  dimensions mentioned in first purchasers sale deed because he claims valuation of property will be reduced as the dimensions change to 500 feet as against first purchasers title deed will make the property far from the main road?

1957 In a family settlement judgment near land survey number wrongly entered without  land owner  knowledge.

Can I file case against this issue?
