I intend to buy an apartment in bangalore.
The owner got the land through panchayat partition deed which was given to her and her son who was a minor when the property was partitioned. Subsequently the owner had built an apartment . Now the son has become a major.
In this case from whom i have to buy since khatha is in owner's name. How to protect my self if son claims later.

Get no objection letter from the son who is a major now.

Get a consent deed or No objection from the son on a Non Judicial Stamp Paper having a value of Rs.50/- or above.
