List of documents to check for buying a plot in gr.noida

I am an advocate and have been assigned a task by a client who intends to purchase a plot in Greater Noida West. The landowner has acquired a large parcel of land and has subdivided it into smaller plots ranging from 60 to 100 square yards.

Since I do not regularly practice in this jurisdiction, my client has requested assistance in identifying the list of documents required under local laws for purchasing such a plot. I also need guidance on the authorities involved and the verification process to ensure that the title and documentation are valid, legal, and compliant with applicable regulations.

Primary Statutory Authorities

1. GNIDA (Greater Noida Industrial Development Authority)

Layout approval

Land use zoning

Building plan approvals;

2. Sub-Registrar (Registration Department – UP Govt)

Sale deed registration

EC records

Mutation trail;

3. District Collector / Revenue Authorities

Agricultural → Non-Agricultural (NA) conversion

Land revenue / mutation records

4. UP RERA (If plotted development is developer-driven project)

Mandatory if it qualifies as real estate project

5. Local Municipal / Utility Authorities

NOCs (if applicable)

Property tax records.

You should insist on Mother deed / chain documents (ideally 30 years+),

Latest Sale Deed in seller name

Encumbrance Certificate (EC)

 Mutation entries / revenue records

 Legal heir documents (if inherited land)

Court case search (civil + revenue);

Confirm land falls under GNIDA planning zone

Obtain:

Layout approval letter

Plot demarcation map

Allotment / release order (if acquired land.

 Important Local Risk:

There have been cases where plots were allotted on land not legally acquired → buyers suffered litigation.
