Legal remedy

As I am glad to inform you that I am Morbi based consultatnt, dist. Rajkot, Gujarat having ownership flat in unregistered housing society having acute problems as the managing committee of the apartment do not perform their duties since many years no meeting is callaed, no accounts are given to any of the member and moreover since last two months building lift is not working and at the same time they do not listen or do anything

all the flat owners are in terific problems, please guide me what are the legal remedies are available and which is the right forum to lodge the complaints against the managing committee, forums early feedback would be highly apprecited.

My family friend owns a flat in Mumbai along with her sister and brother.Her brother died few years back.Brother's wife remarried some body and settled in Dubai.As my friend is a co owner ,issued a paper notification as advised by the Secretary of the Society for the No objection.As no objections were received,the Secretary was approached again .This time, my friend has been asked to furnish an indemnity bond to the Society members and the office bearers.My friend has furnished an indemnity bond also.Now, she is afraid that the Soceity Secretary,based on their Advocate,may give some more problems. I would like to know whether the procedure suggested by the Society is coorrect or not.Please suggest a way out.
