my mother signed agreement selling of agritcultural 0.25 hectare on 10-7-11.in a RS100 stamp paper (unregisterd) by selling of land for an amt of 2lakhs . now the buyer not responding properly . he paid only 25000 and got orginal land patta book & copy of document . we now got an other good offer for 3 lakhs . can we sell the land. how can we breach the contract. ( in that agreement the buyer not mentioned about the validity of the agreement)
