Hindu succession act 2005 - mothers propoerty

I will be grateful if any legal experts answer my question regrding hindu succession act 2005.

My mother is eldest in her family, with 3 brothers and one sister (total 5 members)

There is ancesteral property (a banglow on 5000 sq. feel plot) in Kolhapur (Maharashtra) which was owned by her father and transferrred to her mothers name as per his will, so property is on the name of her mother as of now.

Her mother passed away in 2008 without having any will.

Now brothers want to sell the property and not to give any part of that to my mother and her sister, saying that as per law they do not have any binding.

Question 1 ) Can my mother ask for 1/5 th of her share in this propery ?

Question 2) Can her brothers sell the propery without her signature ?

Thanking in advance.

Regards,

Mahesh
