Gst on joint redevelopment agreement recent changes

Please guide or export view on GST on joint redevelopment agreement of project started after 1-4-2019. Also highlight on following issue 1) Sharing of revenue is better that sharing of property area to save GST. 2) GST on different type of payment to tenant (like Rent, Compassion, extra area) Thanks in advance
