Buying plot from bda approved layout

Hi,

We booked a plot from a BDA approved layout in Bangalore from a renowned builder. But, during the legal verification, lawyers pointed out that our plot may fall in SCST grant catergory. There are no documents available to prove/disprove this doubt. The mother deeds for the Survey no under which our plot falls were "lost" from the builder.  We are now confused as to go ahead with the puchase or not. Please answer my following questions:

1) How do we get more information on the grant of a land?

2)Will BDA approve a layout where SCST grant land is involved? 

3) If we go ahead with the purchase and face an issue later, will there be a protection for the owners as the layout is BDA approved?

If its SCST grant land and builder as not obtained sale permission from govt(through AC) don't buy the site. Original owner of the grant land can get it back easily any time. There is not protection from any one.
