Transfer of shares of property

My father has got a 2 bhk apartment,

property is on shares not registred.now he is keen to transfer the ownership to me,his son.i spoke to the society they said it will cost 50 rs per sq ft.plz advice how can i do it with least cost involved .

1)gift deed

2) will

3)adding my name along with my father.
