Evacuating long stayed tenant

Hello Frnds,

I am an house owner of a two story building in Chennai, Alandur. our building consist of two shop which is situated near GST road ( M.K.N Road) were 2 tenants were rented the shop before 18years during my grand father period, they were paying rent of 700Rs from my grand father period,, still they providing the same rent, & we filed a case against them in 2008 to raise the rent, the case was succeded to our side in april to provide the rent. but they had appiled against the court,, and went to high court. but still they paying 700rs were the court order rent was around 4000rs. Now we need evacute both the shop, inbetween one shop tenant altered the building when the case was on the court, i had took some picture of the incident. 

Please suggest a good option to evacute the tenants, i fear that long stayed tenant will not have the right to own the property.. they were rented for shops.
