Circle rate change

There was a Agreement to sell made by us and there was a payment period of around 45 days. Midway there was a circle rate hike announced by the Govt. Now we want to register the sale deed. The actual transaction value is now less than the revised circle rate but higher than earlier circle rate. We are ready to pay the stamp duty as per higher circel rate. Kindly advise whether there would be issue from Income tax of any other statutory authority.

Further the house is contructed but construction is more than 10 yrs old and is inhabitable and in depleted condition and the same is not considered by us in Sale consideration value.
