Can I make single GPA for sale & purchase of diff properties

Hello ,

I plan to make a GPA in my wife's name for   a) sale of self acquired property .However this property was

   purchased by me thro GPA to my dad since I was not available during registration .

b) I intend to purchase a new property in the same area and have finalised a property and in process of

   negotiation.For this property I intend to add my wife as co-owner .

c) A third property in another city which is my father's self acquired property is going to be gifted to me thro GIFT DEED but still not yet executed.

The learned Lawyers forum please guide me on following matters :

1) Can I give one common GPA to my wife for all 3 properties for both sale and purchase.If yes , what details should be included in the  GPA ?iF not then what is the correct procedure for each of these GPA'S

2)Am i right in assuming that for the item c) above I can still give a GPA to my wife before my dad executes

     the gift deed in my name .as long as I know the schedule of the property which is executed in my name.

3)Is it necessarty to register the GPA in sub-registrar office and if yes what is the general cost of registration in

   Mumbai ( Thane ) & Chennai.

 Any advice would be greatly appreciated .
