Base for Determining Area of flat

What is the correct & actual documwnt taken as base to determine the area of flats in Society building building going for Redevolopment by Builder/Developer:- (1)Occupation Certificate or (2) Property tax payment paid as per area or (3) Registered Agreement of flats or (4)Actual area measured by Society/Architect.

It is the RERA carpet area in Mumbai. RERA carpet area means built-up area minus area under the outer walls of the flat. It can be checked by actual area measurement. Archetects generally adopt the triangular method for area measurement.
