I am planning to buy a Garden Flat in pune. Means, the flat is at first floor and from the master bedroom, there is a staircase to go down to the garden. Are such flats legal? Also, the compound wall is common to the whole building area's compound. PFA floor plan for your reference. Please help me out on this.

Dear Sir,
As far as the building plan is sanctioned by the Building Department of Pune Municipal Corporation there is no problem.
What you are showing is the Building Brochure Floor Plan Image. Please refer the SANCTIONED PLAN by PMC and get your query resolved.
In case of doubt consult a Lawyer or an Architect. Just do not believe the Builder's promotional documentation.
