Flat was booked by paying 3 lakhs cheque to builder no written agreement bank refused loan on basis of poor quality of construction builder .is forecfeiture by builder valid ?can't buyer recover 3 lakhs advance money because he paid by cheques proof is good lf so how?

The bank's action of rejecting the loan due to the said bad quality of construction can be taken as evidence and can initiate a consumer case against the builder for bad quality construction. At the same time a money recovery suit can also be initiated demanding the money given as advance due to breach of faith. Consulta local lawyer and proceed.
