Advice on importance of correct COVERED AREA in Registry

Dear sir,

As per Registry draft shared with me (for flat in 260 flat society), covered area shown in registry draft is 20% more with respect to what is declared in approved compounded site plan drawings uploaded at UPRERA site by developer.

1.As house tax is based on covered area, so higher house tax shall have to be paid by me.

2. FAR has been approved as per covered area details in compounded drawings. Will there be any repurcussions, if individual registries are with 20% inflated value.

3. In continuatiun to pt 2 above, Builder has not yet got CC, OC. Whether this mismatch may create problems lateron, as RWA takes control of maintenance without OC & CC.

4. Last point, whether registry will create any problem in future, if one has to sell their flat.
