Clarification required

I am going to buy a house in a venture. The guy selling the house to me is one of the landlords of the venture who gave his land to a developer. This house he got in his share.

Now the problem is, EC is showing that, this land is already registered to one of other landlords ancestor in 2004. When I enquired about this with the owner, he spoke to the developer and told me that it is a wrong registration and they will take a rectification deed for that and get it registered.

Now I have below questions...

If any properly has this kind of things, will it be treated as clear title?

After rectification deed will the EC show as NIL to me?

Rectification deed is  the correct procedure in this situation or I need to demand for any other action?

Please help me here as I already paid some amount to owner as advance. I executed a "agreement of sale" with payment details.

I want to clarify on the above point to help the people understand my question more clearly. Here the EC is showing that the plot which owner is trying to sell to me is already registered to one of other landlords ancestors in 2004 after the development is made by developer.
